RENTAL INVESTMENT PROPERTY LOANS IN NZ
UP TO 90% ON RESIDENTIAL RENTALS WITH NON BANK
Rental property loans from Non Bank lenders are available up to 90% for NZ residents living in New Zealand and also up to 90% if you are based overseas. Many of our enquiries for investment home loans are from Australia, including both Kiwis living offshore and Australian citizens (up to 70%) looking at property investment in New Zealand.
Banks often apply strict criteria to non-residents and overseas income, which can make it harder to secure a home loan for investment property. In some of these situations, funding may be more accessible through Non Bank lenders, on a case by case basis, offering flexible rental property loans.
NOTE: For non New Zealand or Australian Residents OIO approval would usually be required. Legal and Accounting advice are also always recommended at the outset.
If you have substantial equity in your home, we may be able to use that equity to help fund up to 100% of a rental purchase through your current bank, or release equity to begin a relationship with a new Bank or Non Bank lender. This can be a practical way to secure a home loan for rental property while building your investment portfolio. We can also assist with home equity loan solutions if you are looking to unlock equity from an existing property.
You may be finding it difficult to raise a deposit through your bank for your first investment purchase, or you may already own several rentals and want to expand further. In either case, the right investment home loan structure can make a big difference. We can help you explore options for loaning for a rental property, whether you are buying your first rental or adding to an established portfolio.
While investment home loan rates are always an important consideration, flexibility and access to funding can be just as important when you are trying to move quickly on the right opportunity. If the property requires upgrades or redevelopment, we can also align the funding with construction finance where needed.
Rental Property Loans FAQs
What is a rental property loan?
A rental property loan is lending used to purchase, refinance, or grow a residential investment property portfolio. It can help investors buy their first rental, add another property, or restructure existing lending to support long-term investment goals.
How is a rental property loan different from an owner occupied home loan?
A rental property loan is for a property that will be rented out, while an owner occupied home loan is for a property you intend to live in. Lenders may assess rental income, deposit requirements, loan structure, and investment risk differently from a standard home loan.
Can Non Bank lenders help with rental property loans?
Yes. Non Bank lenders may provide rental property loan options when traditional banks cannot assist or when borrowers fall outside standard lending criteria. This can be helpful for investors, offshore borrowers, or people using equity from an existing property to fund a rental purchase.
Can I use equity in my home to buy a rental property?
Yes. If you have enough equity in your existing home, it may be possible to use that equity to help fund the deposit or purchase of a rental property. This can be useful for investors who want to grow their portfolio but are having difficulty raising a deposit through their bank.
Are rental property loans available for borrowers living overseas?
Yes. Some Non Bank lenders may consider rental property loans for borrowers living overseas, including Kiwis based offshore or Australian citizens looking to invest in New Zealand property. Lending criteria and maximum loan amounts may differ depending on residency, income, and the lender’s requirements.
